How to Verify a Builder in Queensland

In Queensland, builder credentials are managed by the Queensland Building and Construction Commission (QBCC). Both individuals and companies must hold the correct QBCC licence to contract for building work. Licensing is class-based (e.g. Low Rise / Medium Rise / Open) and licences may carry restrictions.

Before You Search: What QBCC Licensing Covers

QBCC licensing generally applies when the value of building work exceeds <strong>$3,300</strong> (and for some specialised work types, thresholds differ). The &ldquo;right licence&rdquo; is determined by <strong>class</strong> (e.g. Builder - Low Rise / Medium Rise / Open), and QBCC licences can also include <strong>restrictions</strong>.

Confirm the licence holder

In Queensland, individuals and companies must hold a QBCC licence to contract for regulated building work.

  • Confirm the contracting entity (legal name + ABN/ACN).
  • Search the QBCC register for the company and relevant individuals (directors/nominee where applicable).
  • Confirm the licence is current and in the correct class for the work.

Separate check: Home warranty insurance

Queensland Home Warranty Scheme cover is typically issued per residential project (paid by the contractor).

  • Where applicable, verify whether the property has home warranty insurance cover recorded.
  • Insurance is not a substitute for checking licence class/restrictions.

Queensland Home Warranty Scheme - Insurance Search on a Property

Regulator: QBCC • Check whether a property has QBCC home warranty insurance recorded

If you own (or are buying) a home, you can check whether the property has insurance through the Queensland Home Warranty Scheme. This is typically most useful for residential work where home warranty insurance is required.

Insurance is separate from licence class/restrictions. Use both.

  • Does the ABN/ACN on the quote match the registered entity?
  • Who are the current directors?
  • Are there related entities worth investigating?
  • Are any directors banned or disqualified from managing corporations or other specific activities?

Insolvency Checks

Search published external administration events for companies. For individuals, check AFSA personal insolvency records.
